Province's most expensive house for sale is in Jimena

JIMENA The most expensive house for sale in the province of Cádiz is in Jimena, according to EuropaSur. For sale to a private buyer, it offers nine bedrooms, five bathrooms, a polo field and fifty boxes for stabling, it is listed at €6,800,000 - eighth on the nationwide real estate website. The property has 16 hectares, and the main house is about 1,000m2. According to Idealista.com, the most expensive home they list is in Marbella and priced at €25million.

Junta amnesty for 90% of illegal building in Andalucía

ANDALUCÍA (Agencies) Nine out of ten constructions, be they individual homes or within an urbanization, that were constructed on what is called suelo no urbanizable, or restricted land, will be able to obtain property rights for their owners, after a decree was approved last week by the Junta de Andalucía's Government Council. The rest will be demolished unless otherwise instructed by a Court of Law. The announcement by the Junta's Councillor for Housing, Josefina Cruz Villalón, confirms what had previously been mentioned by the President of the Junta, José Antonio Griñán, during the State of the Region debate last June. In fact, there is no register of otherwise 'illegal' construction, except as listed in reports such as those carried out in the Axarquía region of Málaga, for example. So, with the help of aerial photography, the Junta has calculated that about 10% of the 250,000 'illegal' buildings can be made fully legal. Another 80% will not be officially 'legalized' but will have their circumstances approved so that they can legally obtain basic services such as water, power, etc.. The remaining 10% will not get any kind of approval or legalization and will be scheduled for demolition, unless otherwise directed by a court.>>>

Tesorillo historical property gets approval for ownership by municipality

JIMENA/San Martín del Tesorillo (Press release) The building known as La Casita de Campo (Little Country Home - though the diminutive is more ironic than real) that was one of many country homes of the Dukes of Larios, and located in San Martín del Tesorillo, will at last become the property of the municipality of Jimena. The procedure, which began several years ago, involved coming to an agreement with the owners of the property, among many things. The property that will be owned by Jimena when the deeds are signed at the end of the present stage of procedures, has a total area of over 8,000 square metres, of which 566.37 belongs to the Casita itself (photo). However, the property will be put to what is described as a socio-economic use and the area on which its stands will be improved and renovated and will probably include development in a variety of ways.

Marchenilla on the move - again!

This item first went up on April 17, 2008, almost exactly a year ago. We are re-posting it because nothing has changed, except for a comment that came in this morning from someone who is affected by the problem as it arises again. "The residents of Marchenilla, just down the A-405 from Jimena and part of its municipality, are mobilizing against a building rubble recycling plant nearby, though the project has not even been published in the Provincial Official Bulletin (BOP) yet. Protests are about the plant being built at Haza de la Piedra and the fact that a considerable increase in heavy traffic is already affecting them.>

Two arrested for breaking and entering in Jimena

The Guardia Civil arrested two people last weekend accused of illegally occupying a home in Jimena. The GC received a call from a family saying that they had been absent briefly and when they returned they found the locks changed and people inside their house with no intention of leaving. On arriving at the property, the Guardia arrested J. M. A., 42, and E. I. S. R., 26, who are accused of allanamiento de morada (breaking and entering). The two were detained for the same reason ten days earlier. According to the Spanish Penal Code (Article 202), breaking and entering or being in a property without the owners' permission carries a prison sentence of between six months and two years; if there is violence or intimidation, the sentence can go to three years.

Gibraltar company plans macro leisure project near La Línea frontier

(Agencies) New Town Corporate Ltd., a Gibraltar company with investors from the Rock and the UK, has been in negotiations with the Junta de Andalucía regarding plans to build a macro leisure complex along the bare land close to the frontier at La Línea, including part of Parque Princesa Sofía and the Ciudad Deportiva. The project includes hotels, shops, offices and a channel that would come out at Poniente beach, among other infrastructure and leisure facilities. The company has presented drawings and plans that include the elimination of some of the Ciudad Deportiva sports centre facilities, including the training grounds and swimming pool, where a line of hotels would go, plus part of the park for shops, offices, parking, etc. (See full story on CampoPulse.)

Geoff Hurst caught up in Spanish property deal scam

Football legend Sir Geoff Hurst is apparently caught up in a Spanish property scandal. The British press quotes him as being "full of remorse" and having been allegedly "used and abused" by the Royal Marbella Group, for whom he became a spokesperson and project ambassador. Hurst told the High Court on Monday that he had been deceived by a "cynical scheme" to con investors. Sir Geoff and his wife Lady Judith were apparently cheated out of an investment of almost €700,000 by the British business people behind the company, which he was also hired to promote. In the promotion for the project, Hurst, who appeared or allowed his name to be used in brochures and a DVD, was quoted as saying that he had found partners "who won't let me down." In five hours of testimony in the High Court, he admitted he had been "foolish." (See whole story on CampoPulse.)

Do you know Stephen John Gaviston?

We came across this notification (image) in the Boletín Oficial de la Provincia (BOP, or Official Provincial Bulletin) regarding a property in the Historic Quarter of Jimena, owned by one Stephen John Gaviston, and 'in a state of neglect'. The notification gives him fifteen days from publication (yesterday) to get in touch with the Town Hall, after which the Council will proceed to make the necessary repairs to the property, from which rain water is causing damage to the Agaden headquarters below. If you know him, or anyone who may know him, please advise them, as he risks losing his property if nothing is done.

How many 'illegal homes' are there in Spain?


You've heard about Len and Helen Prior's €300,000 home being demolished in Vera, Almería, as an example of 'illegal building'. This is a report on the day it happened on January 9, 2008. We don't feel we're late with the news because, alas, this kind of thing could be happening elsewhere right now or in the near future. How many 'illegal homes' could there be in the Campo de Gibraltar, foreign- or Spanish-owned? (See related items here)

Ten illegal homes knocked down in Chiclana: 28 arrested

(Agencies/Photos: EuropaSur) CHICLANA - The developer, knife in hand, and members of his family, climbed onto the rooftops to stop the demolition. People renting some of the homes are considering legal action against the developer, Antonio Tocino Verdugo, for never advising them that the houses were scheduled to come down as the result of a judgement against him. Local Police and an anti-riot Guardia Civil unit turned up early yesterday morning, just ahead of the demolition machinery, and cut off adjacent streets. Just before that they had arrested 28 people for resisting authority. They were released during the morning after making their statements. (See more in a sneak preview of CampoPulse.)

A ray of hope for the Spanish property market?

A recent article in SurInEnglish.com says "The hoped-for green shoots of the economy in the UK were showing their heads in Birmingham last weekend, when thousands of people turned out for the “A Place in the Sun” exhibition held at the NEC International property shows in the UK." Also, figures for tourism this year have the British choosing Spain as their favourite holiday country again, though the overall numbers are down by 9.3% compared to last year. A long-awaited ruling by the European Court of Justice means that Britons who sold property in Spain before 2007 and paid 35% in capital gains tax to the Spanish government could be eligible for a refund. Under the country's tax laws, foreigners who sold property owned for more than one year paid the tax at 35%, rather than the 15% levied on Spanish citizens. In addition, Spanish citizens paid their 15% over a certain threshold, while non-residents were assessed at 35% on the entire gain. The European Court of Justice has now ruled that the Spanish authorities discriminated against non-nationals.>
